The Dublin BER Assessment was conducted in Tallaght. The house was going to be sold by a private client, they consulted on the BER information with us months in advance to selling the property, on how to improve a previous BER cert. The house was constructed in the 1950s and had an 80mm cavity filled with bonded bead. The drill marks can be observed on the external wall.
The house had new windows fitted in 2017 by Munster joinery and the client still had a receipt to prove the U-value and the purchase information. This information is essential to prove U-values to help increase the BER assessment of the house. The house had no open fire, it has been sealed with plasterboard. All the windows and doors had draught stripping in place which provided an airtight seal from the cold air.
A new gas condensing boiler and full zoned heating was installed.
A factory insulated hot water cylinder had been fitted in the hot press with a thermostat and a boiler interlock was in place to ensure full controllability. This Dublin Ber Assessment has a high-level home insulation fabric and heating in place, which is essential for a good BER cert.
