How to Search for a BER CERT
How do you search to see if you have a BER CERT on your home or to find a lost BER rating?
This is a common question that we regularly get phone calls and emails about. There’s a quite simple way to find the answer. Sustainable Energy Authority of Ireland (SEAI) is the governing body over energy efficiency in Ireland, they store all the information about BER certs on their website. SEAI have a section of their website that you can search to see if you already have a BER cert.
The website is called “www.ndber.seai.ie/pass/ber/search.aspx” you will still need to know your MPRN or BER number. I’m guessing many people won’t have their BER number available to them so that just leaves the MPRN. The MPRN can be found on the top right-hand corner of your ESB bill or alternatively if you do not have an ESB bill you can email ESB networks your address and RM number from your ESB meter box and they will email you back your MPRN.
When you enter the MPRN and your BER information comes up, the website will only tell you basic information about the BER cert and it will not give you the actual BER. However, it will provide you with the rating the house previously had along with the efficiency of the boiler, its fuel type, the glazing type of the building and the wall type. It will also have the advisory report available to download.
If you need the actual BER cert then email the BER assessor listed on the search screen for a copy. The BER assessor should have a copy on file and most of the assessors I know would gladly send it free of charge.
Check the website above if you are buying a second-hand house, as many auctioneers do not do this and just get the new BER and charge the client for it.
How to get a lost BER Cert from an assessor that cannot be contacted?
If you have lost your BER Cert and cannot get in contact with the assessor as outlined in the above scenario. You can still get your lost BER cert back at a small charge. SEAI will provide a BER assessor with a lost cert but they charge us the cost of €30. We will need your MPRN or BER number to obtain a duplicate of the old BER cert.
