What is a Snag List?
A snag list or Snagging is a report on a new house and any faults or defects found in the property. When a new home has been purchased the quality of the buildings finish can often be overlooked but once the new owner has moved in the missed problems can cause larger issues with the house’s performance.
A snag list is generally divided into 2 sections:
- functionality This is the process of checking that everything in the new dwelling works as it should do, e.g. doors and windows open and close, tapes, plumbing and gutters do not leak or drip etc.
2. aesthetically This is the process of checking the finished house is of a suitable standard. This means checking the whole house for defective plaster, painting, roofing, blockwork, cracking or spalling etc.
When should a Snag list be done on a house?
Generally, the snag list should be done before legal completion. As this will provide enough time for the builder to fix any of the identified problems before you move into your new house. If the snag list cannot be done before legal completion, it should be done as soon as possible after the completion of the sale. This been said a snag list can be performed any time up to 2 years after the sale of the house.
